The Property Investment Market in Italy

Past, Present & Future

Past, Present and FutureItaly is seen to be a country that has weathered the worldwide economic slump relatively well. Any slow-down in the Italian property market in the immediate future is expected to be cause from investor caution, not due to lack of want or interest.

Any downturn in the Italian property market is more likely to be seen in the larger cities, where property prices tend to rise dramatically from a false sense of massively increased demand. Areas in the south of the country that hold appeal to holiday makers, holiday home buyers and relocation buyers are predicted to fare better, as the location itself has been better adapted to a stable but steady growth from interest

At present the property market in Italy has not faced the same difficulties as many other areas in the south of Europe. The beginning of 2008, when many other areas were starting a dramatic struggle for survival in the property market, Italian properties were still increasing in capital appreciation by approximately 4%.

Property prices in Italy have risen steadily in the past decade with a mass appeal generated from European buyers, keen to invest in all areas of the country. The southern regions of Italy started to emerge as alternative investment locations to the country’s traditional cities and northern lake districts. The competitive prices of the south coupled with the stunning scenery and attractive beaches started to generate a renewed interest in the Italian property market.

While the increase in investor profits was not as high as in previous years, the region was unique in that it was an established market that was not losing value. Many economists specialising in the worlds property markets estimate that the worst of the economic downturn is beginning to stabilise, the Italian property market has shown that it has managed to weather the storm well. This has given increased confidence to investors interested in the area for future growth and stability.
